Studio's Regulations
Building access
1. Access to the building must be through the door for suites 200-211 at 405 Dickson Street.
2. The studio is located in room 203.
3. An electronic lock code will be provided by the manager. The tenant is responsible for
keeping their studio access code private.
Usage
1. No subletting of the studio to a third party, nor any modifications, additions, or
improvements can be made by the tenant without the written consent of the manager.
2. The tenant is responsible for always maintaining the cleanliness of the space and/or cleaning
each area after use, including the cyclorama, mezzanine, kitchenette, lounge area, makeup
corner, and the premises in general. In case of negligence, a $150 cleaning fee will be
applied.
3. The tenant must immediately inform the manager of any incident occurring in the studio.
4. It is strictly prohibited to consume drugs, smoke tobacco, or cannabis inside the premises
and in all common areas of the building.
5. The rental begins and ends at the reserved times. Your rental time includes setup and
cleanup time.
6. It is strictly forbidden to take photos or film in the common areas of the building.
Additionally, loitering in the hallways and changing or applying makeup in the building's
restrooms are prohibited.
7. Hosting parties or noisy events that disturb the peace of other building tenants is strictly
prohibited.
8. Any damage caused to the equipment during its use, or the session will be charged at its
replacement value.
9. An adult must be present on-site.
10. The tenant is responsible for locking the premises upon departure.
11. The manager is not responsible for the tenant's belongings.
Reservation
All confirmed bookings have a Grace Period allowing full refunds for cancellations within 24 hours of confirmation (except for bookings confirmed within 48 hours of start time). If you cancel more than 48 hours before your booking starts, you'll receive a 50% refund. Cancellations within 48 hours of the start time are non-refundable.
Cyclorama
1. Outdoor shoes are not allowed on the cyclorama. Shoe covers are provided for your use.
2. The tenant must clean any marks made during the use of the cyclorama.
3. It is strictly forbidden to lean on, walk on, or place items on the curves of the cyclorama.
4. Any damage caused by the tenant will be charged in full.
Insurance (Commercial / Advertising)
The tenant must provide proof of a comprehensive liability insurance policy and provide
proof of insurance to the manager during the rental.
